These days, we still use lots of paper but computer-based loan origination and automated underwriting systems can deliver a mortgage loan approval within 30 seconds. As much as I enjoy working with technology, I realize that people with credit problems and/or income documentation concerns require a personal touch that no computer system can deliver. With all of the technical tools available, it is still helpful to work with a mortgage broker who understands how to package and process non-cookie-cutter home loans using make-sense, personalized, underwriting principles.

Although I specialize in difficult loans, I sometimes get referrals to “A credit” borrowers. Borrowers with good credit are also welcome! For my traditional “A credit” borrowers, I offer virtually instantaneous direct loan pre-approvals through Fannie Mae’s computer system. Using this system, I can obtain a firm home loan approval within seconds.
If you are an “A credit” borrower who does not require any cash out, ask me about appraisal waivers for qualified rate and term refinances (if structured properly, some no cash out refinances do not require an appraisal). And… I can get you approved for a loan from your bank at a lower rate than you would get by going direct… that’s right a mortgage obtained through a middle man (yours truly) can be much cheaper than one obtained by going direct!
